Large 4 bedroomed, stone built Georgian house with private gardens, built in 1810 but fully modernised within. Providing open plan kitchen and dining rooms downstairs, the house also has a cosy living room, office, 4 bedrooms and three bathrooms. French doors lead to an established private garden with fruit trees and patios. This is great family accommodation in Portobello, Edinburgh's seaside district, just 400m from our lovely beach with bar, cafes & sailing club. Great bus links to Edinburgh city centre, host of the world's largest cultural festival in July/August and a beautiful, historic city offering all the cultural advantages of city life. 10 minutes from road links to the countryside and beyond, discover Scotland's wider landscape and unique wilderness on day trips.

Portobello is a village of Edinburgh, Scotland's capital city. Offering a small village atmosphere, with local independent shops including an award winning butcher and fishmonger, Portobello is only a 20 minute bus ride from the vibrant centre of Edinburgh - the best of both worlds! Nicknamed "Edinburgh's Seaside" Portobello has a large expanse of beach with waterfront bars, restaurants, cafes, children's playgrounds and a promenade. Set in a quiet, sidestreet 400m back from the seafront, Rosefield Avenue was historically an old orchard (our garden still boasts a plum, pear and two apple trees.) Perfect for adults and children, Portobello has a tennis club, bowling greens, parks, swimming pool with gym and Turkish baths and 3 golf courses. Edinburgh hosts the world famous Edinburgh Festival during July/August, and of course Holyrood Palace (the queen's official residence), the Castle and Arthur's Seat (an extinct volcano and walking destination for visitors and residents alike).

We will leave our home neat and tidy with all beds made up for your use. We would expect to find our home in the same state we left it but hope you will enjoy its comforts as your own. All information on the running of the house and appliances, rubbish collections and local amenities and travel information will be provided in a booklet on your arrival. Friends and family in the area will be available to help if you encounter any problems or have further questions.
