Polwarth Terrace is a quiet residential street in the Merchiston suburb. Merchiston is a desirable residential area, very close to the city centre and is known as Writers Block with several well known authors owning homes nearby. Our home is close to the Bruntsfield Links and adjoining Meadows (both large parks) along with Harrison Park and the Union Canal, which is particularly good for cycling or running.

It is 10 minutes by bus or 25 minutes walk to the centre of Edinburgh. We can offer the use of our Lexus RX400 Hybrid SUV if you would like to car exchange.

Our house is 5-10 minutes walk to supermarkets and the shopping district of Bruntsfield with a large range of independent retailers and restaurants. There is a multi screen cinema complex, ten-pin bowling and soft play centre also nearby at Fountain Park.

Our home is approximately 20 minutes in a taxi from Edinburgh Airport.

Our home is a very spacious, 235 square meters or 2500 square foot 2 level house. It forms the top half of the Victorian house you see in the photo. We have our own door at the back of the building.

Our home has been recently upgraded with a modern kitchen, with AGA oven and 2 bathrooms, both with baths and separate shower cubicles.

Dual aspect master bedroom has a king size bed with plenty of wardrobe and drawer space.

There is another large bedroom on the lower level, with bunk beds and a table football for the kids to enjoy. Upstairs there is the second bathroom and two double-sized bedrooms. These bedrooms have full length single beds.

Our large dining kitchen with a 6 / 8 person table and our children use 3 Tripp Trapp chairs.

The lounge is extremely spacious with a feature fireplace, seating for 7 and has a 42 inch Plasma TV with High Definition Satellite TV (Sky HD Movies and Sports) along with PlayStation 3 / BluRay player.

We have a fully fenced enclosed sunny garden with outdoor seating, 14 foot trampoline and a play house for the children.

Our house has off-road parking and a large single garage. Bicycles are available for your use.
