Hello. We desire simultaneous exchanges of 2+ weeks in the USA and 3 - 4+ weeks internationally.

- Austin is the Texas state capitol and a major music, nightlife and outdoor activities city known for its youthful vibe and eccentricities. This is a fantastic place and location. Please check our reviews here: https://www.homeexchange.com/homes/view/1789199
- Bedroom #1 is a Master bedroom with 1 King cool Tempurpedic adjustable bed, huge 85” TV and bidet commode.
- Bedroom #2 is office/bedroom with a "super queen" extra wide well made and comfortable pull out couch/bed.
- Bedroom #3 is an office only.
- Up to 2 extra twin beds can be put on the floor in the loft area.
- Thus we can accommodate up to 6 people - 2 couples (4 people) plus 2 individuals on twin beds.

Inside is contemporary furniture, 65" TV, well-stocked kitchen, bar and lots of games.

Privately fenced back yard includes 2 shaded patios, hot tub, 2 relaxing fountains, 1 Weber gas grill, 1 large Weber charcoal grill, 1 small Weber charcoal grill.

Beschrijving van onze buurt en omgeving

This is a small urban neighborhood surrounded by commercial property in a mostly gentrified, historically Hispanic area. All types of people are here - mostly older long-term residents and all ages of newer residents. At 60ish, we are on the old side for the bar scene, but we don't care and apparently no one else does either. Plenty of other stuff to do. Up to 2 cars are offered; however, you'll need to have 3rd party comprehensive/collision/liability insurance coverage like we do. (If you aren't already aware, 3rd party coverage - to cover us - is critical.)

- 1.5 miles from downtown and 10 minutes from the airport. Supermarket is super close.
- Several coffee places, six craft brewers, dozens of bars & restaurants many with bands - all very close. Great BYOB jazz and comedy club called Monks is a 4 minute walk. Dominoes pizza across the street. UPS, Post Office, Austin Regional Clinic and 6 bus stops are a close walk. There are 2 train stations within walking distance.
- Looking for nightlife? We are near the east end of iconic 6th Street, a nightlife district that goes for 3.5 miles. Downtown, Rainey Street and South Congress nightlife districts are also quite close
- Shop at The Domain, South Congress, Downtown or Barton Square Mall
- Formula 1, museums, opera, ballet, professional soccer, great concerts, festivals all the time
- Area is flat and great for biking/walking. A major biking thoroughfare is very close. Several trails "spoke" from here.
- Rentable scooters and bicycles
- Great tours available
- Rent canoe, stand-up paddle, kayak, fish or Duckboat tour on Lady Bird Lake
- Golf, tennis, pickleball, disc golf, bouldering, river tubing, indoor & outdoor basketball.
- Barton Springs (natural) Pool, Krause Springs swimming hole, Lake Travis, Hamilton Pool
- See the Congress Avenue bats emerge at dusk.
- Multiple outstanding biking/walking paths are very close.
- University of Texas is not far, and you can easily bike/Uber to games.
- Lots of wooded hikes and walks with interesting stops in Austin generally
- Want to meet locals? The Thursday community bike ride meets close by and is a great way to meet interesting locals.

2 cars, 2 electric and 2 carbon bicycles and more available subject to negotiation.

- Day trip to Fredricksburg/Enchanted Rock/wineries.
- Day trip to Johnson City and visit the LBJ Ranch
- River Tubing in San Marcos
- Schlitterbahn, a major water slide park in New Braunfels
- Visit 4 nearby caves and 2 natural water swimming holes
- Dallas and Houston are each about 3 hours away
- Wimberley, Boerne, more are interesting small towns.
