THE THREE OF US WOULD LIKE TO SPEND A FEW DAYS IN NEW YORK THIS AUGUST 2023. NON-SIMULTANEOUS EXCHANGE POSSIBLE, F.I. IN WINTER FOR SKIING IN AUSTRIA

Our holiday apartment occupies the entire first floor (ca 100 m2) of Alexandra's parent home. We are lucky to own this place, as the village of Hüttschlag is located within Austria’s largest National Park, new constructions are very limited here. This small town sits at an altitude of 1.000m above sealevel, it is surrounded by high mountains (one of them with a glacier), and has lots of traditional alpine architecture, good roads, one supermarket and a decent public bus connection. Salzburg city, Mozart’s birthplace, is one hour drive away, many other attractions like castles, canyons, a natural ice cave or lakes are nearby. Beautiful hiking in summer and autumn with traditional alpine huts serving homemade food.

In winter, Hüttschlag is next to the ski area Grossarl-Dorfgastein, one of the best rated ski areas in Austria (check their website https://www.grossarltal.info/en/winter/ski-holidays/ski-area.html), which again forms part of Ski Amade super ski area, one of the largest ski areas in Austria. During winter, there is a frequent ski bus service from our home (the station just 50 meters away) to the ski lifts in Grossarl, the ride takes 14 minutes.

The apartment consists of
• a large kitchen-with-living room (can sleep 2 on a sofa bed),
• a master bedroom (sleeps 3),
• a master bathroom,
• a guest bedroom (sleeps 2),
• a guest anteroom (sleeps 3 on sofa beds) and
• a guest bathroom.
In total, 8 persons can sleep here easily, 10 are possible if the sofa-bed in the living room is used as well.

The living-room has a large and fully furnished kitchen, a large dining table and a fireplace with comfortable seats. There are two TVs, so no discussions about the program necessary. Afraid, only German programs, though (which eliminates the need for discussions, anyway).

Throughout the apartment, there is central heating. Welcome to use the fireplace in the living room as well, which gives good and longlasting heat (high quality firewood on the balcony, will be charged).

There is ample parking space in front of the house and next to it.

We own a cat named Max. Will be taken care of by Alexandra's parents, just mentioning it in case someone is allergic.

We spend all school holidays in our holiday home, especially Christmas, Easter, Summer and Autumn holidays. A non-simultaneous exchange is welcome and easily possible, however outside these holiday times.
