1 Bedroom beach house on large block 2 minutes walk from Tasmania's premier surf beach and lagoon.

If you value nature, peace and quiet, and no light pollution, you'll love it here.

We are very please with the new kitchen and bathroom renovations. The most of the floors are still in their original 'beach shack' state, but that makes them easy to clean.

Non-smokers only
No dogs
No cats

This little house is nestled into a lush green bush block, lots of native birds, marsupials, reptiles - and best of all big TREES!!!

2 birds baths need to be checked and topped up every couple of days. We have a lot of permanent nesting pairs of a range of native birds, and they rely on the water.

There are a couple of water dishes about the edges of the block that need to be kept topped up to allow the ground dwelling wildlife to have a regular source of water. This will hep to keep the snakes to the periphery and make them less inclined to come near the house.

I have a flock of friendly chooks, no roosters, in a large, sheltered yard away from the house. They are all rescued and retirees, mostly they are lovely mobile garden ornaments, offering 4-6 eggs a day. The chooks will need to be fed and watered morning and evening. They do enjoy free ranging after lunch when you are home, and especially on the weekends. They generally don't leave the block, but are easy to call back in with special grain feed different from their daily ration. Chooks won't be herded in front, but will happily follow if there is the special grain on offer. The chooks put themselves to bed at night, but they won't close the gate. That's your job.

In the chook run is a worm farm in a bathtub. They are a pretty quiet bunch of vegetarians who don't like citrus or onion. They always enjoy a feed of chopped up kitchen scraps, and may need a hose to keep them moist if things are really hot.

4.5 raised vegetable beds that will need to be watered from the garden tank. You are welcome to eat what ever the garden produces, currently have tomatoes, zucchini, kale, cauliflower, basil, spinach (not silverbeet, hate silverbeet), capsicum, corriander (which will probably bolt, but it looks good right now) and an asparagus bed: but don't eat the asparagus, it needs another year before harvesting. 3 young citrus trees in the same area, lots of flowers, no fruit yet.

One more pet - but there wasn't a check box for insects: 1 large spiny leaf insect. She is from QLD and is about 2 years old, so may be in the last year of her life. She only eats gum leaves and I can show you which leaves she prefers. She doesn't fly and she doesn't like draughts. She will also need a water spray morning and evening, and I have a nice spray can for that - and for the pot plants. She is not in an enclosure, just hangs about on the branches which are in a large vase on the table. She drops 6-8 dry poops a day, which look like rat turds but are totally harmless, She is still producing eggs, which she flings from her butt end. They won't hatch, so you don't have to worry about tiny little spiny babies taking over the place. She also doesn't like to be touched, but I can show you how to retrieve her if she wanders off. She only wanders off if the gum leaves are dead, dry and unpalatable so they will need replacing a couple of times a week.

The little street library out the front may need to be tidied occasionally.

This house is in a private estate. The neighbours are really lovely and are very protective of this area. We value the wildlife above dogs, and cats are not welcome. The neighbours really value peace, quiet and tranquility so no loud noise, no loud music and no parties.

Due to the amount of wildlife we have on our block, no dogs and no cats are permitted here at all ever. This is not negotiable.

Right now we are doing some renovations and if the renovation gods are smiling on us, the new kitchen and new bathroom will be completed before our departure on 8th April. Well, that's my plan.

If not, then the kitchen that is currently in use is completely sufficient and functional: gas cooktop and oven, chest of drawers as a bench top, big timber dining table and chairs. We are washing up by hand in a basin in the laundry, next to the kitchen. It's not hard, just... novel.

BBQ outdoors

The current toilet and shower are in the laundry off the kitchen and not next to the bedroom. This, again, is perfectly manageable.

Everything is clean, neat and tidy. As with any renovation, the floor is always the last thing to be done. The floor for most of the house is concrete, we sweep rather than use a vaccum cleaner as it's easier, quicker and quieter.

The storage shed near the house will be locked. The shed near the chooks has their feed, garden tools and 2 push bikes you are welcome to use, plus a surfboard and a boogie board.

Lots of pot plants, mostly ferns that get a spray every morning when the bug gets her spray. Once a week everyone gets a shower, but not the bug.

No air-conditioner/heat pump, but then you won't need it. The house is warm enough with the doors shut or you can put the fire on if it's really chilly.

There are a couple of column fans if things are particularly warm and still, but that only happens twice a year in the middle of summer. The house faces south so you are guaranteed a breeze of some sort through the day.

Extensive library - over 1,000 titles - includes very good history books, with a focus on Tasmanian colonial history, architectural history, classics, novels, fantasy, HP, dinosaurs and other reference books.

There are a lot of options for long bushwalks or runs in a nature reserve, beach swimming, beach fishing, lagoon kayaking or SUPing (but we don't have kayaks or SUP boards here). C

If you value nature, peace and quiet, and no light pollution, you'll love it here. Our home is in a private bushland estate, a dirt road and the front door is 1/2 km from the letterboxes which are out on the main road. We live in a wildlife wonderland - on one side is a tidal lagoon which is a wetland bird reserve. On the other side is the Southern Ocean out through Storm Bay - the best surfing in Tasmania. A short walk away is the surf club where yoga class is on Monday nights (6:30 pm) and Thursday mornings (6am).

This is a small community of less than 400 people, mostly families, some retirees, and most of us surf, swim or walk the dog somewhere nearby - but saying that it's a very rare day that you will see many people on the beach. Most days you can easily go out for a long walk and wave to a couple of familiar faces, and if you walk up to the wildlife reserve on the Cape (50m height gain) you probably won't see anyone else - and will be rewarded with marvellous views all roung.

We, and our neighbours, value peace and quiet: sorry, no parties and no loud music.

We only have tank water - one drinking water tank and one garden water tank. We rely on the rain - not town water - so short showers are essential, 6 minutes each maximum. We live with strict water conservation, so don't wash your car here - there is a car wash place about 20 minutes away.

Along with some recently planted native trees, we have 4 raised vegetable beds - all will need to be watered from the garden tank, probably not every day unless it's very hot weather. You are welcome to eat what ever the garden produces, currently have tomatoes, zucchini, kale, cauliflower, basil, spinach (not silverbeet, hate silverbeet), capsicum, corriander (which will probably bolt, but it looks good right now) and an asparagus bed: but don't eat the asparagus, it needs another year before harvesting. 3 young citrus trees in the same area, lots of flowers, no fruit yet.
