Descrizione della casa che offriamo

We are planing to be travelling to Europe in Aug- Oct 2023, we already have non simultaneous exchanges arranged but our house will be available at this time. This is a very good time to visit our part of the world: the wildflowers are magnificent, the weather is often sunny days with cool nights. Perfect cycling weather, we have good bikes you can use.
Our house is close to Fremantle, is very convenient and comfortable, has a lovely garden with magnificent ocean views. We are open to any non simultaneous offers at this time.

Our home is only a couple of years old, the architect designed a simple "Aussie beach house". We are walking distance to a beautiful calm beach that is also protected by a large shark net enclosure. One of the cities best restaurants (Coogee Common) is also walking distance. Fremantle with all its history and quirkiness is but a 10-15 minute bike ride or very accessible by public transport. A good shopping centre is walking distance at Port Coogee and there are many parks and place to go for walks very close by.

Perth is the most isolated city in the world, so our air, water and environment are pristine. The weather is often beautiful even in the depths of winter.

There are many opportunities for day trips to vineyards, whale and dolphin watching, boat trips, histories places, theatre, movies and bars close by for evening outings.

Australia has very good quality local fresh produce (fish, meat, fruit and vegetables) with many growers markets. This makes eating at home or and dining out a pleasure. There are also very good wine growing regions such as Margaret River, Pemberton and Mt Barker, these areas being a very good 2-3 day trip. Sailing and surfing are both sports our region is famous for.

We have a son living in Sweden, are semi retired and love travelling so our schedules are always very flexible. Any short or long term exchanges will always be considered- email us your offer!

Our place will feel like home to you.

I nostri consigli su cosa non perdere in questa zona

Fremantle is full of good restaurants, art galleries, bars, museums, breweries and shops. The numerous parks are quintessentially Australian and provide wonderful walking/ cycling trails. There is good fishing off the jetty not far from the house. A ship wreck from the early 1900s (The Omeo) is a popular attraction for snorkelling. Here is a good website to give you a glimpse of weather patterns at different times of the year https://www.westernaustralia.com/en/plan_your_trip/pages/climate_weather.aspx#/

House Book for 32a Beach Rd Coogee, Western Australia
Welcome to our house. We are very happy to share it with you. Home exchange brings so much more to the world of travel.

Our house was built in 2017. It was designed by Einar Fredericksen (an architect) as his own residence. He designed it so that if required the house can be split into 2 independent living spaces by just closing one door at the passage entrance downstairs. The build is very simple and in the vernacular of an Aussie beach shack. The house is well insulated making it a very comfortable place to live in. We are lucky also to have lovely sea views that may one day disappear as the blocks around us continue to get subdivided and built on.
We have capacity for collecting 9,000 litres of rain water (3 tanks at the back of the house) this is used throughout the house, when it is used up in summer it automatically switches to scheme water. There are solar panels on the roof top so all power is generated by these during the day. Best to run washing machine, dishwasher, air-conditioners and any device charging during daylight hours to take full advantage of power generated. The lights are all LED, the square panels near the main light switches in both kitchens operate the directional lights; just the top 2 buttons are in operation. Press the buttons to turn them on and off. The < > side buttons will dim or brighten them.
Its beautiful to have our Indian Ocean view but by late afternoon you do get a lot of sun and heat coming right into the house. Use the blinds internal and external on both levels to adjust the light and heat to your needs.
Keys:
Out the back hanging around a copper pipe coming from the water heater is a key box.
The code is 1604.
This key opens the downstairs front hinged door (security screen and glass doors).
Inside the keys are on the fridge door (2, a front door and all sliding doors).
Please put the other one back in the lock box once you have access.
Garden:
Automatically reticulated. Help yourself to any herbs or fruit and veggies that may be there.
We usually close the driveway gate at night. If you stand in the light beam at the opening it will not work (you will think the automation doesn’t work at first when this happens) so stand either side of where the beam goes.
The 2 concrete planters are wicking beds (self watering). They only need filling once a week - see the water level indicator on the side. If it is low fill the reservoir via the white pipe in the planter. On hot days I give them a hose water to wet the mulch.
The pond has a dripper from the retic, you can see the paint colour difference that indicates where the water level should be, if it looks low you can always fill it with the hose if needed. We have had a large pygmy perch fish population that started with 5 fish and a family of frogs just starting to emerge (March,2023) from their tadpole stage.
The workshop/shed at the side of the house is locked while we are away.
Enjoy your stay at our beach house and feel at home. If washing linen and towels is not practical leave them on the floor of the bathroom and we will tend to them. We really appreciate that you leave the house as you found it. We often have successive exchangers so clean linen and house would be very appreciated by them. We do not have a cleaner - its just us.

It is not great all the time and some phones do seem to not work that well inside.
The indoor and top balcony plants will need a cup of water every Sunday, they seem to survive well with this, if they die while we are away so be it.
If there is rain coming we secure (zips and lock in mechanism) the blinds- upstairs balcony.
It cuts down on the water that then drips through to the concrete below.
If exterior black blinds are not fully up or down, ensure the zips are firmly down to the boom or it will swing in the breeze.
Both kitchens are fully stocked and useable, We mostly cook downstairs. Please yourselves where you go. Please help yourself to anything in the fridge or freezer and any food stuff in the cupboards or fridge/freezer and garden.
The downstairs fridge is currently leaking some water, so we leave a mat there.
The vacuum cleaner is in the walk in pantry, it charges there.
There is a mop in there too if needed.
There is plenty of laundry powder and cleaning stuff in both laundries and kitchens.
Clean towels are in both bathrooms. Linen in the cupboard upstairs.
It is best to use the downstairs washing machine (its brand new and washes best).
There is a line on the north side, cloths hoist upstairs balcony, portable one in laundry.
If using the driers use them when we are generating power- during the day.
The light switches are initially hard to figure out but you’ll soon learn them.
When returning from the beach (or anytime) we use the shower on the northside.
In the garden amongst the lavender and rosemary.
No-one from outside our yard can see.
It has hot water and is stocked with soap, shampoo and conditioner. It’s lovely.
Unfortunately the second bedroom light has not been fixed by the electrician responsible, sorry for this you need to just use the bedside lamps.
Bins:
The small bins under the sinks are for rubbish. The big ones are for recycling.
The compostable stuff in the little bench top bins can be emptied in the compost tumbler.
Bins go on the verge on Thursday morning. By 9am is fine. Both red and yellow are emptied weekly.
Downstairs fridge has council info for pick up dates.

Yellow top bin recycling: clean glass, paper, steel cans, plastic bottles
Red top - landfill rubbish
Green top- green waste
There is a “Containers for Cash” boxes at the back of the house
Instruction Manuals:
Google or in the black box in the tall white cupboard in the study
Neighbours:
South side is Dao and {adult} kids. North are Vic and Mariella.
In front there are a group of fly in fly out workers.

Local area and places to see:
The beach is beautiful for a swim in the mornings just down the hill, there is a shark net enclosure if you want to do some lap swimming. There is a ship wreck (Omeo) to snorkel around just north of the shark net. The gym at the Coogee Surf lifesaving is where we go, the cafe there is great for breakfast.
Stargate shopping centre in Spearwood has a great fresh fish shop and a Spud Shed open 24/7
The Continental Deli at Coogee plaza has great coffee and deli items. The Thai takeaway is good there too. Lighthouse deli does really good takeaway Japanese.
The best restaurant in Perth is at the bottom of our street, Coogee Common, the garden tour is well worth booking.
Woolworths at Port Coogee is the closest supermarket and not usually too busy
Use our bikes in the home office if you wish. It’s a nice ride to Fremantle and around the beach paths. Padlock code is 5326 and NICH.
Fremantle (Madelena’s, Emily Taylor, Strange Company, Lions and Tigers , Manuka , La Cabana, Gage Roads , Running with thieves Wild in the street, and Northbridge ( in central Perth) are good places to go for food too.
Fremantle growers market Lefroy St has a market every Sunday morning- great for good local produce and breakfast.
Fremantle Art Centre has great concerts on Sunday afternoon, the shop there stocks lovely locally made goods, the gallery space and cafe are great too.
Claremont and Booragoon shopping centre have all the big name shops.
Cottesloe is one of our famous beaches and is worth a visit, some nice shops/cafes there too.
A trip to Kings Park is highly recommended –Here you can enjoy a beautiful view of the city and the Swan River –there are plenty of walking trails and areas to relax and enjoy the natural flora of WA --There are restaurants and cafes throughout the park where you stop for a coffee or meal. There is also a very nice shop called Aspects that stocks very nice locally made goods, very good if you are looking for good quality souvenirs.
If you have time you can also take a day trip to Rottnest Island on the local ferries –The island, once an aboriginal penal settlement, has a beautiful and rare ecosystem with unique fauna such as the Rottnest Quokka and is steeped in history of both early Dutch explorers and English settlers. Here you will also find beautiful bays and beaches to swim and explore –Hiring a bicycle for the day is highly recommended. You can find out more about Rottnest by visiting the Rottnest Island website.
Transperth for details regarding using public transport.

A day trip to the Swan Valley to experience some great wines and local produce is worth it and the Caversham Wildlife Park has kangaroos you can feed.
I have heard you can swim with dolphins in Rockingham and that it is very good, about a 1/2hour drive from here. There is also often dolphin sightings just down at our Coogee Beach.
The original people of Australia have been very compromised by “white settlement” and suffer very poor health like many indigenous peoples. This link is a good one to give you some history of the people https://www.noongarculture.org.au/language/
We have done cultural tours while working in the far far north of our country, but not one here in Perth, so cannot recommend any in particular.
A couple hours by car from Perth:
North to Cervantes /Jurien Bay/ Greenhead “the Pinnacles” and “ stromatolites”: known as the Turquoise coast https://www.visitturquoisecoast.com.au/. Go via the coastal road and home via Moora, New Norcia (old Benedictine monastery and school), maybe there will be wildflowers around the roadsides too. Maybe 2 days. A night in Jurien/Greenhead.
South to Busselton, Margaret River (wine growing area and nice beaches) is also a nice trip. Come home via the “big trees” (Jarrah and Karri forests) at Pemberton. For this you would a need 3-5 days.
East: Out to York, an old town and a wheat growing area- Cathy grew up on a farm (Shackleton) out this way. You could go as far as Hyden and see Wave Rock and the Hippo. The flies can be bad at times out this way.
We wish you a wonderful stay in our house.
