As you arrive at the Old Duckhouse, you will immediately get the feeling of peace and quiet where you can start to unwind as you look across the fields. There is ample room here with a large sitting room and dining area. Relax and keep warm a snug in the colder months with the wood burning stove. Bring your dog as there are plenty of places to walk nearby. The cottage is well located for many sights to explore in Kent and East Sussex. The coast and woodlands aren’t far and several towns. London is easily accessible for those day trips, only 38 mins on the high speed train from Ashford International station.

This self contained annexe cottage is in a quiet rural location yet in driving distance of many local shops, amenities, recreation ground and many places of interest. Simultaneous or non-simultaneous exchanges are therefore possible due to it being separate to the main house.

There is a good sized master bedroom with Kingsize bed and a further adjoining double bedroom (see plan). Traditional kitchen and very large lounge/diner with a delightful wood-burner for those colder winter months (Logs can be provided at cost value or exchanged for something else if preferred). The cottage does also have its own efficient oil fired central heating system.

There is a TV in the lounge however if you want this removed prior to your stay then please let us know, as we appreciate that some people might want to get away from everything. A fully equipped self-catering kitchen is ready for your use.

The cottage is suitable for all types of visitors although unfortunately it isn't currently possible for wheelchair users to access but it is something we would like to offer in the future. There is fast fibre WIFi internet available for our guests.

We do allow dogs however please do speak to us first so we can check if your pet is suitable for the property and your stay. We have a well behaved mature dog called Lola who would share the same grounds if the exchange is non-simultaneous. The garden is fenced off and secure however dog owners are asked to make their own checks and decide if it is suitable for you own pets to run free. A poop scoop is provided and we would advise you to bring your own towel for cleaning off mucky paws.

We live in the old farmhouse adjacent, however the cottage still remains separate and private, so we can all enjoy our own space and seclusion yet we are contactable should you have any questions or requirements. We are usually available by phone, text or email.

The cottage is self catering so you may want to stop at a supermarket before your first arrival for groceries and provisions. There are several situated in the area to choose from, Tesco being the closest which also has a bakery and pharmacy in store and a petrol station.

We would like to travel with our dog, so dog friendly properties are preferred however not all swaps would be with dog.

As a heads up, two bedrooms with double beds would be something we would be looking for in a home exchange.
