NO SUMMER EXCHANGES IN 2024, SORRY! Charming comfortable Spanish-style home on a private road in a lovely setting, in the foothills not far from the Mission. Large garden and sunny walled patio with barbecue and outdoor dining area. Great kitchen, huge master bedroom opening onto patio. Another room with comfortable queen sofabed is combination office and TV room, has an ensuite bath, opens to another patio with lovely native landscaping. The property is 2/3 of an acre, plenty of space, bearing fruit trees, friendly neighbors.

Feels very rural but only 5 minutes to downtown, 10 minutes to the beach. Car necessary, closest bus stop 1 mile away. Fruit trees, roses, vegetables. WiFi.

Open to short exchanges in USSW, excluding Southern California. Open to Hawaii any time. During 2024 our house will be undergoing construction and we are unable to plan exchanges for 2024 very far in advance. In 2125 we hope to travel to Paris and also to other European locations than those specified, either close to major cities or in beautiful rural areas, near mountains or the coast, with opportunities for hiking. We love architecture and history.

We don't have cable or broadcast television, only Netflix, HBO MAX and Amazon Prime. House not suitable for small children.
