Description of the home we are offering for exchange
We love our home - it's close to the historic City of Bath (4 miles away) and everything that it has to offer but in it's own grounds so we have the perfect country retreat.
Our home used to be part of the Prince of Wale's property portfolio and the deeds of the house are with the Duchy of Cornwall.
The house dates back to around 1700's but has gone through a number of renovations/extensions - the most recent being in 2019
The main house has a Georgian feel with some fine detailing. The main house has 4 bedrooms 2 double and 2 single bedrooms - the master bedroom has an en-suite and there is a family bathroom with claw foot bath and large shower cubicle. There is also an additional toilet upstairs.
Downstairs there is a kitchen breakfast room with a 5 oven Aga, a Smeg combo oven with microwave. There is the "green lounge"that has a wood burning stove and a forma; dining room. The kitchen breakfast room has doors out the Italian Terrace with the fish pond (around 20 fish)and outdoor dining area.
Attached to the house is a former stone oak beamed coach house which houses the spacious lounge/dining area with a log burner. It has it's own kitchen and bedroom with a accessible wet room. It can function as self contained unit and is perfect for grandparents joining you on holiday
In the garden is a separate wood framed eco building that was built in 2018 that functions as a teens hangout space with big TV and sofabed, en-suite shower room, fridge and it's own garden. This functions as a 6th bedroom.
We have 2 wifi networks (neither are super fast yet but it;s on it's way) - 3 TVs, Alexa, Netflix, Amazon Prime and various other subscriptions
The grounds are extensive - we have around 1.5 acres of garden with 3 acres of fields in front of the house that we have "rewilded" and are a haven for deer, badgers, foxes, owls, bats, etc
We have planted an orchard, there is a vegetable and soft fruit garden that yields plenty of produce that needs picking and eating in the summer.
Our favourite time is the summer when we can sit by one of the ponds after a BBQ around a firepit, toast marshmallows and watch the bats come out
We wanted a house with views - we certainly have that with fabulous views all around us

Description of our neighbourhood and surrounding area
Our house is set in 4.5 acres in an Area of Natural Beauty - we can walk to our local village across the field and have easy access to central Bath which is 4 miles away and Bristol 6 miles away. Good country walks are possible from the house.
The UNESCO City of Bath is 4 miles away and Bristol is 6 miles away

Our home exchange - places to go and things to do while staying in our home
In less than 10 mins you can walk to our local village which has a post office and shop.
There is a river walk opposite the house.
A lovely walk from the house is to the University grounds which have lakes designed by Capability Brown. There is a great farm shop in that village serving great food.
10 mins by car is the centre of Bath with it's iconic Georgian Architecture and Roman Baths which have the only hot water springs in the UK
One of our favourite things in Bath is to visit the modern day Spa in the evening to sit in the rooftop hot water bath and watch the sun go down over the City
Bath always has a festival going on and has plenty of museums and galleries as well as gardens, walks and fabulous restaurants and shops.
Bristol is 6 miles away for a completely different City vibe
Within and hour you can be in Wales exploring ancient castles and sandy coastline
London is under 1,5 hours by train
