Description of the home we are offering for exchange
A 200 year old detached three bedroom farmhouse with secluded garden in rural West Lothian close to Edinburgh. There is a large kitchen with Aga for year round warmth, utility room, a snug, downstairs master bedroom and en-suite. Upstairs there is a sitting room, shower room, spare bedroom and the third bedroom has been converted into a study.
There is a large summerhouse in the garden which has been a work in progress during lockdown.

Description of our neighbourhood and surrounding area
Peter & I live in a charming 200 year old farmhouse surrounded by a large garden with the Gogar Burn running along the west boundary. We lease doggie day care facilities (weekdays) which has a separate entrance, paddock for exercise and car park. The dogs have an indoor play and rest area. The surrounding fields are used for grazing horses, cattle and sheep. The village of Kirknewton is a 15 minute walk from our house where there’s a general store, pharmacy and post office. The train station and bus to Edinburgh/Livingston is a 10 minute walk from the house. There are also a couple of supermarkets close by.
We have a variety of fantastic circular walks nearby eg Almondell, Calder Wood country park and Selm Muir wood. Local attractions include Jupiter Artland which is less than a mile away. Further afield we enjoy visits to the Pentland Hills, Harlaw and Thriepmuir Reservoirs, Hillend Ski Slope and Water of Leith walkway or the Union Canal for cycling. Easy access to Edinburgh and all its attractions is by regular train or bus services which run every half hour from Kirknewton Railway Station (10 minutes walking distance from the house). We're also close to the airport and motorway links.
A 20 minute drive will take you to Dalmahoy Country Club for golf which also has an indoor swimming pool, spa and restaurant. For shoppers, apart from heading into Edinburgh, we’re approximately 8 miles from Livingston Design Centre which has a cinema complex and lots of cafes and restaurants.
