Stylish 1890 2 bed apartment overlooking the Meadows.
The spacious lounge has fabulous views plus a wood-burning stove.
The dining kitchen is well-equipped with great garden views.
The main bedroom is spacious with a king-sized bed and 15 tog quilt and similar views.
There is also a twin bed room overlooking the Meadows and recently renovated shower room next door.
Full bathroom with bath and shower over bath .

Neighbourhood

Description of our neighbourhood and surrounding area

Marchmont is a fabulous neighbourhood on the south side of the city centre. I love this part of the city because it's in the centre of Edinburgh, but just far enough so you don't feel like you're a tourist. You will have a genuine taste of Edinburgh, as life as a true local. Edinburgh is a busy city with a lot going on all the time. You'll be lucky and in a very rare position to live on a street that overlooks a beautiful green space - the Meadows- the Meadows: a ninety acre park with pitch and putt for golf fans, tennis courts, Scottish Croquet Club and beautiful walks all in an authentic residential area away from the bustle & crowds of tourists. Also 10 mins walk from Holyrood Park and Arthurs Seat.

The flat is located on the second floor (no lift as the it's a traditional 19th century tenement building) and has great views of the park and Edinburgh University. but NO LIFT!

The location of the flat is fantastic and provides a great central location to explore Edinburgh. It's a great spot to catch the train or buses if you're planning on visiting outside of the city, like Portobello beach. If you're planning on staying within the city centre, then the flat is a great base camp to do just that.
There are tennis courts and jogging/cycling paths in the Meadows; a choice of yoga studios 5 minutes walk away; the famous Victor Hugo deli and cafe outside the front door; lots of other cafes, delis and independent shops- a real eclectic mix -all on your doorstep.
Getting around
There is a bus stop (41) just outside the flat and most other bus routes a short walk away but everything is really accessible on foot. The easiest way from the airport is Uber ( about £20) or a taxi (around £30) Or you can get the tram or bus - bus (AIRLINK 100) is cheaper only £7.50 return from the airport into the centre- Waverley Station and get a taxi/Uber from there. Bus stop (No.41) right outside the flat across the road and plenty of other routes a short walk away. But everything is really accessible on foot.
Portobello beach is a short bus ride or 50 min walk along cycle/footpaths and delightful North Berwick is 30 min (£7 return )by train.

Our home exchange - here are our Preferences and House Rules

Ideally looking for a 3 bed property as my children bring their partners usually! Our rules are only that you treat our house as you would your own. Children welcome but there are no safety locks etc on the child-height sash windows. Also no shoes in the flat please - it keeps it clean but also is considerate to the neighbour below as I have floorboards.
