Description of the home we are offering for exchange

House location is reasonably central (20 mins walk to city centre / 10 min. walk to train station + good bus links)
Comfortable (recently refurbished) town house arranged over 3 floors.

2 x double bedrooms (1 x bedroom with small double bed, master bedroom with double bed and en-suite)
1 x single bedroom (currently used as study)
family bathroom (bath / shower over, WHB, WC)

Note: Currently rented out GF accommodation to a weekday lodger (Monday evening to Friday morning)
This dedicated living space has a seperating door in the hallway and it's own access via the property back door and is therefore self-contained (apart from storage cup'bd in hall)

If car sharing, I currently park my car (a small 4 door hatchback) in nearby streets (permit with car for applicable zone) + there may be parking available for 1 x small car on development shared ground (with cooperation of neighbours).

House may not be available for exchanges during August & festive period as i also want to enjoy the city during these popular times.

Description of our neighbourhood and surrounding area

Quiet, small private development (built approx. 20 years ago) tucked behind older traditional Edinburgh tenement & townhouses which front the main roads.

Quiet, friendly neighbours who will assist with any queries or help required during your stay (next door neighbour will be advised of any home exchange stay).

There is a leisure centre nearby at Fountainbridge (bars, restaurants, cinema, ten pin bowling, childrens activity centre, health club with pool,etc), as well as local bars (serving food), cafes and restaurants. There are ample local grocers / grocery stores nearby (Sainsburys / Scotmid / Tesco) as well as all manner of other traders in nearby Dalry & Gorgie. Being within a short walking distance of the West End and central Edinburgh's New & Old towns, there are many tourist attractions, bars, restaurants, theaters, independent cinemas, music venues, clubs, etc to occupy your time during a stay in Edinburgh.

A bit further afield is the vibrant area of Leith or why not walk up Arthurs Seat and enjoy the views over the Edinburgh skyline, again easily reached via local bus services with stops immediately nearby,

If visiting for sporting events or activities, Murrayfield Rugby Stadium (Scotland national team & Edinburgh Rugby pro team) is also within easy walking distance, as is Tynecastle Football Stadium (Heart of Midlothian FC). There are several golf course in and around Edinburgh, as well as nearby Fife and East Lothian.

Small, historical & cultural city with excellent travel links to outlying areas and regions of Scotland / UK (train, bus, plane).

  • None specifically but there are many of different cuisines all within walking distance.

  • Too many to mention !!, but there are several bars serving food and snacks very nearby as well as small independant cafes and restuarants.

Special places to shop

  • Waverley Market at the East end of Prices Street as well as various shops in central Edinburgh

Leisure and cultural activities

  • Edinburgh has many galleries and museums as well as historic attractions. There is a nearby liesure centre including cinema, private health club, casino, restaurants, as well as public baths nearby.

Walks or jogging paths

  • Nearby Union canal with tow paths to city centre and further afield

Health or fitness clubs

  • Public and private gymns, swimming pools and health centres all within walking distance (Fountainpark, Dalry, Warrander)

Interesting day trips

  • The picturesque villages of East Lothian & Fife can be visited by public transport (train and bus) or car, as well as historic attractions in the surrounding regions of Fife, Perthshire, East Lothian, Stirlingshire, the Borders and further afield.

Our home exchange - here are our Preferences and House Rules

The property can sleep up to 5 people (2 x double on 2nd floor and 1 x double on GF).
A further single bed room on the 2nd floor, but is currently used as a study (no bed presently).
My preference is for 4 people or less, since although comfortable, the property is not the most spacious.
