A beautiful home and garden in an interesting area. We specifically enjoyed going round the Lord Leycester and dinner at Rumba!

Description of the home we are offering for exchange
A three bedroom family home in the centre of the historic market town of Warwick. The house is in a quiet street that leads to Warwick Racecourse and is a few moments walk from Market Place which is the centre of this lovely town with a variety of pubs, cafes and shops. There is an openplan lounge, study and breakfast area, with the kitchen off it and a utility room. The conservatory is the dining room opening out on to a beautiful garden. Upstairs there is a master double bedroom with an en-suite shower room, a second double bedroom, a room with bunkbeds and a family bathroom. In the garden there is a large paved eating area with a six seater table and two BBQs (one gas and one charcol). There are two other seating areas in the garden. Although there are no children living in the house, there are frequent young visitors so there is a well stocked toy box and a paddling pool.

Description of our neighbourhood and surrounding area
Warwick is a delightful market town with a number of medieval buildings. There is a great range of independant shops, cafes, pubs and restuarants. The entrance to the world famous Warwick Castle is 5 minutes away and the beautiful medieval Lord Leycester Hospital is at the end of the road. Warwick is situated in the centre of England and is a great base for exploring. Shakespeare's birthplace, Stratford on Avon, is 15 minutes drive away and the Cotswolds, Bath and Oxford are all within easy driving distance. Warwick is set in lovely countryside and there are nice walks along the Avon river and the Grand Union canal. St Nicholas Park is a lovely public park with a small funfare (summer only), paddling pool (summer only), crazy golf and a playground. London is only 1.5 hours by train and the train station is a 5 minute drive from the house. The bus statio is two minutes walk with buses to Leamington Spa, Stratford, Coventry and Birmingam. Bicester Village and Solihull are in easy reach and offer fabulous shopping opportunities. Alton Towers and Drayton Manor, two of the premier theme parks in the UK, are both a 40mins drive. There are a number of National Trust properties in the area. See www.visitwarwick.co.uk and www.shakespeare.country.co.uk for more information. Birmingham Airport is 30 mins away and Heathrow is 75 mins away.
