Our Home For Exchange

Description of the home we are offering for exchange

Hello. Our home is quiet and spacious and now benefits from a large rear conservatory which is a pleasure to spend all of day admiring the birds and squirrels in the garden. The kitchen is modern and fully equipped and we have cable TV in the breakfast room, lounge and conservatory. Both upstairs bathrooms are modern and clean and there is a WC on the ground floor. The rear garden is secluded and sunny with top and bottom patios.
We are available for exchanges at any time including looking for exchanges in the UK and mainland Europe and for this or next year we wish to exchange in the Toronto/Niagara/New York areas.

Please note that we are a non-smoking, no pet home and hope for the same in any home we move into for the exchange. We can fully assure you that we shall take great care of your home, as we would our own.

The house is situated in a quiet cul-de-sac, but has quick and easy access to the city centre (3 miles) with many facilities (shops, restaurants, pubs, garden centre, country park etc) within walking distance.

Our modern home has 4 bedrooms and can sleep 7 comfortably, but we prefer exchanges with families of 2-4 people, using no more than 2 bedrooms please. It is well maintained and welcoming, light and spacious (190m2 - 2,100 sqr. ft.), and located in a quiet cul-de-sac. The South facing kitchen is bright and sunny and looks over the front garden. It has all modern facilities and was recently refurbished. We have a large and bright conservatory giving access and a lovely aspect into the secluded garden. The kitchen and breakfast room are open plan as are the lounge and dining room with patio doors leading into the conservatory. Also on the ground floor are a WC and utility room and access via a brick shed into the garden..
The are 4 bedrooms upstairs with an en-suite and also a family bathroom, both with bath and shower over with WC and vanity unit.
The garden is open and provides plenty of sunny and shaded spots

Neighbourhood

Description of our neighbourhood and surrounding area

Our home is nicely place in a very quiet cul-de-sac of 27 houses. We have a very good selection of shops, restaurants, pubs, take aways, pedestrian/cycle paths, golf course, steam railway, garden centre and other amenities at several locations all within about a 10 minute walk. The bus stop into town is a 5 minute walk but with your own car, access to the city centre is very easy (from 10 minutes). We are blessed with a superb country park within a 15 minute walk and this offers many leisure pursuits.
We are also very close to villages with nice stone walls and thatched roofs and just 2 km's from the London to Edinburgh A1 trunk road. We are perfectly located to explore Central England - Norwich and East coast 1.5 hours, Lincoln, Birmingham and the Midlands 1.5hrs, classical Cambridge is 40 minutes, with Leicester and Nottingham 1 hour.
Our neighbours are friendly and helpful, but will not intrude on your time if this is your preference.
