Description of the home we are offering for exchange
In summer, we live on our large back deck beside the pool ( large and built in so feels more like in than above ground) overlooking the completely private and gorgeous back yard. Our home is of the comfortable and charming English cottage variety. It feels old fashioned with hardwood floors and classic mouldings: the houses around it are of the same 1930's vintage. Our home is full of books, old Persian style rugs, and comfy furniture, although we also have a 50” plasma t.v., new appliances, etc. Upstairs you will find a tiled master bedroom with king sized temperapedic bed, full bathroom, and small private balcony. The main floor has living room, dining room, kitchen, full bathroom, and his / her dens that double as guest bedrooms. The extra two/three bedroom basement suite with separate entrance, kitchen and full bath set up is also available. Although the house itself is small, it offers a lot of flexible accommodation. We have a Toyota RAV 2015 and a Honda Accord, 2011.

Description of our neighbourhood and surrounding area
Our home is on a leafy, charming and quiet street. The neighbourhood of Oak Bay is one of the most lovely and affluent area of Victoria, although not in an ostentatious way; real estate prices in Victoria are amongst the highest in the world. Our neighbourhood is lush and flowering, surrounded on 2 sides by ocean and with snow capped mountains beyond. There are 2 famous golf courses within walking distance. We often bike along the ocean, or we roll our canoe or kayak down to the McNeil Bay 2 blocks away. Willows Beach, a calm white sand beach is a 10 minute walk in one direction, Gonzales Beach is the other way, and it is 10 minutes or less walk to Oak Bay Avenue, a charming neighbourhood shopping area akin to an English village. Within 10 minutes walking there are also 2 spectacular look-out points.

Victoria has the only Mediterranean micro-climate in Canada, since half of Vancouver/Seattle’s rainfall disappears over the Straits.( 23 inches per year, only .55 in July) The summer is sunny and warm but always with an ocean breeze. The landscape is unique: gardens and farmland with a backdrop of ocean, and snow capped Olympic Range mountains beyond. Victoria is within easy driving or even biking distance of breathtaking wilderness areas: Pacific Rim National Park, The West Coast Trail, Long Beach, Strathcona Park, The Gulf Islands, etc. Many whale watching trips depart from here. Ocean /lake swimming is near-by. Our home is a 5 minute drive from downtown Victoria, the capital city of B.C., a wonderful walking and biking city with a plethora of shopping, historical areas, museums - especially the Provincial Museum specializing in West Coast Indian culture. The Dallas Road Sea Walk and The Galloping Goose Trail are particular favorites for hiking/biking.
