Description of the home we are offering for exchange
Our home is architecturally designed and modern. It is deep waterfront with expansive water views from every room. It includes four large balconies and a spacious deck all facing north east (Sydney's best aspect). These take advantage of cool ocean breezes on warmer days. There are three double bedrooms and two bathrooms each with separate toilets/powder rooms. The top level comprises a double garage (with internal access), large kitchen dining area and lounge room with 60" smart TV, sound system etc. These rooms have wide unrestricted water views. There is also one double bedroom (with water views) on this level. The middle level contains two double bedrooms and a second more formal lounge area. The bottom level comprises a rumpus/bar which opens onto the large water facing deck with barbeque. Steps and pathway lead from here to our private jetty and boat shed.

Description of our neighbourhood and surrounding area
We are part of the leafy Sydney suburb of Gymea Bay, with friendly neighbours on either side. There are lots of native trees, and the waters of Port Hacking and the Hacking River surround us.
We take advantage of Sydney's major attractions with the CBD a 35 to 40 minute train or car ride away. There is also a great local lifestyle.
Gymea Bay consists mainly of quality residential stand alone homes with very few multi unit developments. We are actually on a peninsular with only one road in and out. This means that road traffic is relatively quiet for a Sydney suburb. There are just a few shops/restaurants about 3 blocks from the house. A local bus service runs to Gymea Village train station and the Westfield Shopping Complex at Miranda.
Gymea Village is just two kilometers down the road and is an attractively paved "eat street" with many choices for outdoor dining and everyday shopping. It has a pub, 2 licenced clubs and the Sydney Trains station.
