Description of the home we are offering for exchange
Hello, and welcome! You’re looking at a newly furnished condo in a luxury building in the heart of Denver. Perfect for a couple (great master suite), family, or work group since it sleeps 6. You’ll enjoy a full kitchen, and all the amenities you will need in the city! My place is walkable (walk score 93) to restaurants, shopping, museums, and art galleries, and right in between the Santa Fe Arts District and downtown Denver. A short Uber ride will take you anywhere you need to go in the city.
You'll find a top of the line organic latex queen bed in the master bedroom with premium bed linens for a great night's sleep. I also have two queen-sized futons that transform from couch to a bed. They're actually pretty comfortable for sleeping, especially because they have a three-inch memory foam mattress topper. These also will be set up with premium bedclothes and blankets—all will have sheets, blankets, and a cozy duvet. If you have a larger group, one of the futons/beds is in the bonus room so there will be three sleeping spaces separate from the living area that each sleep 2.
Cleanliness is important, so I use all white towels and linens (including duvet covers) and sanitize between guests so you can be confident that it's clean and comfy. I even routinely sanitize the light switches and remotes! Also, I use allergenic pillow covers that are zippered for maximum protection. I keep extra toiletries around in case you need them, and you're welcome to use anything in the kitchen, including any food or condiments.
I do live here most of the time, so it's not some soulless rental--it's my nest! It's those extra homey touches you'll notice and appreciate, like breakfast and a welcome basket.
The entire unit is light and bright--the sun pours in! The guest room and master bedroom have both blinds and room-darkening curtains, though, if you want to sleep in. The other windows have curtains only, and they're mostly for decoration--with these views, I keep them open most of the time, and you'll probably want to as well.
If you need to do some work while you’re here, I have a couple of screens, keyboard, and a mouse set up in the office. Just plug in a couple of USBs to your laptop and you’re set! The Wi-Fi has just been upgraded to be super fast. If you use the ethernet connection, you will enjoy upload speeds of well over 500 mBps. Guest access
The whole place is yours, including the outdoor patio if you want to drink your coffee out there and enjoy the Colorado sunshine. However, the patio cannot be used during quiet hours which are 10 PM to 8 AM daily. Violation of this policy is subject to a $250 fine passed on from my homeowners’ association upon each reported noise policy incident.
You may use the barbecue on the patio; however, if you do, you must clean it thoroughly and leave it just as you found it.
I don’t allow smoking or vaping in the unit. You can smoke on the patio but please close the patio door during and after so that the condo stays smoke-free. Please keep noise on the patio to a minimum and no use of the patio during quiet hours.
Yes, cannabis is legal here, so you can walk to a nearby dispensary if that’s your thing, and you may partake on the patio, but remember, no vaping or smoking indoors. I can provide more information on dispensaries if you like.

Description of our neighbourhood and surrounding area
The Golden Triangle is a wonderful neighborhood! If you're an art lover, you're in luck! Denver Art Museum is a short walk away, as is the Santa Fe Arts District. There's also a gallery in the lobby of the building. First Fridays are really popular here; just search the Internet for “Denver First Friday” for details.
If you are going to a convention, the convention center is a 15-minute walk away, or a four-minute Lyft or Uber ride. The Denver Mint is nearby, as is UCD/Metro State University, the 16th Street mall, the state Capitol, Larimer Square, the nightlife of LODO, and many breweries and brewpubs. Mile High Stadium/Elitch's/Pepsi Center are a quick Uber ride away, or you can rent a B-Cycle just one block away and ride to your heart's content.
Speaking of running and biking, the condo is adjacent to the Cherry Creek Trail path, which hooks into more than 600 miles of biking/hiking/skating trails from Boulder to the far reaches of the Denver suburbs. I have a book that maps this all out that I'll leave for you.
The condo comes with two garage parking spaces. If that's not enough or if you choose not to use them, there is free street parking which is pretty plentiful especially nights and weekends.
Public transport is easy. Light rail to the airport or other areas of Denver is available within a half-mile walk. Bus routes are within a block, and a quick Uber or Lyft ride will get you anywhere you want to go in the city.

My jukebox is a vintage model and is for decorative purposes only.
I will provide plenty of space in the guest closet and a rack in the master bedroom to hang your clothes, so I would appreciate your not using my personal closet.
This is an upscale building with working professionals so the noise level should be kept down accordingly; please respect the neighbors. ABSOLUTELY NO PATIO USE AFTER 10 pm! The patio is too small and not designed for more than two guests to have coffee or meals at the table, quietly. It is not for drinking and carousing after quiet hours. If I get a report that this has happened, I will have to assess a $250 fee to reimburse what the homeowners association charges me for this behavior.
Absolutely no smoking or vaping in the unit. You can smoke outside on the patio if you keep the patio doors shut while doing so. Cannabis is legal here, so you may smoke it on the porch if you wish, but keep in mind this is not a party condo.
If you do anything that is against the HOA rules in the building, I will need to pass the $250 fine along to you. This includes: vehicles extending past the spaces in the parking garage, putting large items including pizza boxes down the trash chute, and violating the noise policy (quiet hours from 10 pm - 8 am).
Lost house key fee is $25. Lost entry fob or garage opener fee is $100.
